This charming property is located in the popular area of Morningside, to the South of the city centre.

Morningside has a unique village character and is home to an array of interesting independent shops, local cafes, delicatessens and restaurants. Morningside has plenty of green space with the hermitage of Braid and Blackford Hill local nature reserve on the doorstep. It is home to a few supermarkets and an abundance of local food shops including an acclaimed bakers and cheese mongers.

Morningside is bordered by Bruntsfield to the North which offers a continuation of charming shops, cafes and restaurants. It is within walking distance of the Meadows, Marchmont and Merchiston.  

There is an excellent bus service from Morningside to many parts of the city and down to Leith. Most of the Edinburgh Fringe Festival venues are best accessed by bus.

Morningside is on a major route into the city giving easy access to the city by-pass, the motorway network and Edinburgh airport.

The living area looks out onto the private enclosed garden to the front; a hidden gem!
